A separate record for every unit
Photos, moisture readings and scope for each unit and for the common areas, so each owner and insurer sees their share.
For managing agents, supers, boards and adjusters
Multi-unit leaks, fires in occupied buildings and the paperwork that goes with them. One call, one crew, and a file each party can use.
Building jobsWhat you get
Photos, moisture readings and scope for each unit and for the common areas, so each owner and insurer sees their share.
Supers and agents can call at any hour. We give an arrival window on the call and update you as the job moves.
Daily readings on a floor plan, equipment moved to where the water is, and a final dry sign-off before any rebuild.
Plaster, drywall, floors and paint put back to match, scoped from the same records the adjuster already has.
Multi-unit losses
A leak on the twelfth floor rarely stops there. We start by confirming the source with the super, then trace the water down through every unit it reached, with readings and photos on a floor plan. Units are dried in the order that limits damage, usually the wettest and the lowest first, and each gets its own file.
For access, we work through you: tenants and owners are contacted with notice, and we keep a log of attempts where a unit cannot be entered. We send the paperwork the building asks for before we start, and we follow the building’s rules on work hours, elevators and debris.
For fires, we board up and remove the firefighting water the day the fire department releases the building, clean hallways and stairwells on the building’s record, and clean each affected unit separately. For mold violations, we work from the independent assessor’s scope and inside the correction period.
For adjusters
For adjusters, the file is built to be checked: dated photos before, during and after each step, daily moisture logs, and an itemized scope in which every line ties to a photo or a reading and a reason. We meet adjusters on site when asked and walk through the evidence line by line.
We document and perform the work; we do not act as a public adjuster or negotiate settlements. When a loss crosses several policies, the separate unit records let each carrier handle its part without re-inspecting the whole building.
