The BronxShort answer
Most Bronx restoration work is in apartment buildings, where a fire or a leak in one unit affects the hallway and the units around it. Smoke travels through stairwells and door gaps, and water runs down risers and chases. Each affected unit needs its own cleanup and its own record, and the building needs one for the common areas.

Why smoke is the Bronx job we plan most carefully
Two recent fires in the borough show how smoke, not flame, does most of the damage in a big building. Both started in one spot and reached far beyond it, which is why our Bronx fire jobs always include the hallway, the stairwell and the neighbors.
What that means on a job: when a fire starts in one Bronx apartment, we plan for the neighbors from the first visit. We check the units on either side, the floors above, the hallway and the stairwell for smoke, and we keep each on its own record, because the tenant, the unit owner, the building and several insurers may all be involved.

Grand Concourse walk-ups, Riverdale co-ops and the east side shore
Along the Grand Concourse and through Fordham, Tremont, University Heights and the South Bronx, the housing is mostly prewar elevator buildings and walk-ups. Radiator and riser leaks through plaster ceilings, smoke in shared hallways, and mold in bathrooms and closets on cold walls are the jobs we see there most.
Riverdale and Spuyten Duyvil have large co-op buildings and houses on steep lots, where roof and window leaks, ceiling damage between units and board coordination make up much of the work.
On the east side, City Island, Throgs Neck and the blocks near the Long Island Sound sit low by the water, so storm flooding, wind-driven rain and basement water are the main concerns, much like other waterfront parts of the city.
